Every New Zealander deserves to live in a home that is safe, healthy and warm. However, every year thousands of Kiwis are admitted to hospital and around 1600 die prematurely as a result of unhealthy, damp and cold houses. That is why the NZ Government has introduced the Healthy Homes Guarantee Act which covers 5 key areas that landlords need to comply with – insulation, moisture & drainage, heating and ventilation.

What are the key standards?

By July 2021 landlords need to comply with the following Housing and Ventilation standards to ensure their property is healthy and warm for tenants. As these dates are being reviewed at the moment there may be additional time to finalise compliance but if you have multiple properties to work review and upgrade it makes sense to start early to ensure everything is done in time.

So what are the Heating & Ventilation standards ?

Ventilation

All habitable rooms must have at least one door, skylight or windows that are openable and able to be fixed open
All openings must have an area at least 5% of the room area
All bathrooms and kitchens must have an externally vented fan or rangehood
Fans must be 120mm in diameter for bathrooms and 150mm for kitchens

Heating

Heaters able to maintain 18 degrees in the living area
Heaters must be fixed and at least 1.5KW
Electric heaters only in rooms that require 2.5KW heating or less
Unflued gas heaters and fires do not comply
